Legionella Water Management Plans – New Requirements in Jersey (Updated July 2026)
Building Owners in New Jersey have new responsibilities for managing Legionella Bacteria growth in water systems to prevent occupant exposure to Legionella bacteria responsible for Legionnaires disease. Senate Bill S2188 now requires healthcare facilities where patients stay for > 24 hours or where occupants receive treatment for burns, chemotherapy, organ or bone marrow transplantation or where immunocompromised patients receive treatment to to implement water management plans in accordance with requirements of ASHRAE 188. This also applies to high rise buildings exceeding 10 stories with a centralized water heating system, or buildings containing whirlpools, spas, pools cooling towers, ornamental fountains, misters or other devices where water aerosols are released.
